Senior Living Campus Expansion

Ecologically sensitive site planning and construction make this a truly sustainable senior living campus master plan.

In 2022, La Posada asked LRD to prepare a master site plan for a an expansion onto 90 acres of newly acquired land to the south of their existing campus. This long-range development plan addressed the campus’ need to expand, given the expected growth of surrounding residential areas in Green valley. The project required a benchmark review of current approaches to senior housing including new building types and living arrangements.

The design team capitalized on an attractive desert setting by incorporating the surrounding landscape and Santa Cruz River. The plan provides up to 90 additional residences in a mixture of attached single family homes and hybrid apartment buildings.

Homes are organized into “pocket neighborhoods” around central, shaded courtyards while cars are kept to the perimeter. This encourages residents to walk as much as possible. Sited to take advantage of mountain views to the south, the clusters were arranged to take full advantage of solar orientation, water harvesting and natural wind patterns. In addition, each cluster includes a unique planting theme that acknowledges and demonstrates ways to live sustainably in a desert environment.

The project will also include a third dining venue, an arts center, and a 22 bed expansion of the existing assisted living building.
